Condition measurements
Do you want to know about the structural and installation quality of your home or business premises? Dolmans Group guarantees thorough condition measurement of buildings.

Ideal starting point for sustainability
Do you want to know about the structural and installation-technical quality of your home or business premises? Dolmans guarantees a thorough condition measurement (in accordance with NEN2767) of buildings. Our specialists carry out a thorough inspection, matching the applicable technical standards and requirements to the year of construction and construction method of the building. A condition measurement can serve as an excellent starting point for making a house or building more sustainable.
About our condition measurements
We carry out our condition measurements according to the NEN 2767 standard: a visual assessment of components that can be assessed or checked in this way. Any “hidden” defects are not part of this standard and are not examined and/or recorded. With our PLUS variant (the combination of the visual NEN 2767 assessment and our geometric approach), these problems are brought into focus if possible, and surprises (consequential damage) are avoided if possible. Our years of experience in demonstrating defects, knowledge of what can go wrong over time and the use of our advanced measuring equipment enable us to better assess the condition of buildings. Problems in areas such as energy loss and/or thermal bridges, airtightness and non-visible (moisture) damage are better established.
With our PLUS variant, we can also assess and determine the energy loss of properties, for example. We offer the possibility of including sustainability measures in the MJOP, such as energy-saving measures in this case, in addition to the regular property maintenance measures. Here, the impact on the operating costs, the environment, and the investment are assessed, allowing us to weigh whether the investments outweigh the sustainability measures and the associated benefits, such as energy savings and CO2 reduction.

Why Dolmans for condition measurements?
- A condition measurement, according to NEN2767, visually determines the quality of the building and building parts. With our condition measurement PLUS variant, possibly non-visible defects in a building come to light earlier, allowing proactive intervention.
- All our condition measurements are carried out accurately according to the NEN 2767 standard. This guarantees a uniform and objective measurement.
- We carry out condition measurements and MJOPs for a wide range of sectors, from housing associations and property owners to insurers and survey firms.
- We offer reliable and objective advice, allowing you, the customer, to make an informed decision for the longer term.
- Sustainability plays an important role in our services. We help you plan long-term maintenance, contributing to the sustainable and efficient operation of buildings.
Have a multi-year maintenance plan (MJOP) drawn up
You want to prevent unnecessary decay and potential consequential damage to your building. We can do that with a long-term maintenance plan (MJOP). We take stock of the entire building and determine its technical condition and maintenance status. We then draw up a strategic plan for maintenance and repair work. This allows you to identify potential risks and save costs. With our MJOP, for instance, we help you determine roughly the starting year for maintenance and indicate the exact moment of execution with our condition measurements. We do this for insurers, survey agencies, property managers, property investors and housing corporations. Our basic principles are sustainability and efficiency in building management.
FAQ
How often should a condition measurement be carried out on my property?
How often you should have a condition measurement carried out depends on, among other things, the type of building, its age and its use. We are happy to advise you on this. Contact us to discuss the possibilities.
What is a condition measurement NEN 2767?
A condition measurement, according to NEN 2767, is a standardised method for visually assessing the technical condition of building elements. This measurement helps in planning maintenance and renovation work.
Is NEN 2767 mandatory?
NEN 2767 is not required by laws and regulations, but it is often used as a standard methodology in the property and facility management sector. It provides a standardised approach to carrying out condition measurements and drawing up multi-year maintenance plans (MJOPs), making it valuable for building management and maintenance.
Is an MJOP mandatory for VVEs?
Yes, for VVEs, the preparation of a Multi-Year Maintenance Plan (MJOP) is mandatory under the Wet Verbetering Functioneren VVEs (WVVF). This plan provides insight into the expected long-term maintenance costs and works for the common property of the VVE.
What should an MJOP meet?
An MJOP must meet several requirements, including drawing up a detailed overview of expected maintenance work and costs for a period of at least 10 years. The plan should take into account the legal obligations, technical specifications, and financial feasibility of the VVE. In addition, the plan should be regularly updated and checked by an expert party.
